As we move into Spring, The Kelowna Real Estate market continues to show steady momentum, With inventory and sales both trending upward, buyers and sellers are seeing more movement and more opportunity than this time last year. 

 

Here is a break down of the latest stats from the association of interior REALTORS. 

The Market Remains active and competitive with year over year increases across key indicators suggests we are heading to a balanced market. 

Total Listings: 3,418 (+9.10 From March 2024)

Total Sales: 948 (+15.61% From March 2024)

List to sell ratio: 27.74 (up slightly from 2024)

 

Single Family 

New Listings: 1,360 (+15.25%)

Sales: 381 (+21.73%)

Average Price: $1,100,580 

Average days: to sell: 66 days 

Inventory is growing, but so is demand particularly in the $700-$1,200,000 price range. This is the hot spot for buyers right now.

 

Condos

New Listings: 788 (+8.84%)

Sales: 233 (15.35%

Average Price: $471,372 (-3.19%)

Average days to sell: 71

Condo sales are climbing even as prices dip slighting. Wood frame low rise are still preforming while the new high rise building are facing high inventory levels and high construction costs.

 

Townhomes

New Listings: 464 (+11.81)

Sales: 146 (+13.18)

Average price: $754,396 (+9.33%)

Average days to sell: 61

Townhomes are popular with buyers looking for more space without the single family price tag. With values rising steadily, this segment is a solid win for sellers right now.

 

What does this mean for you. 

Sellers: With more inentory entering the market, its essential to price competitively and market strategically. Detached homes and townhomes are seeing the biggest gains. 

Buyers: You have more choice right now and in some segments especially condos pricing is favourable. If you're planning to buyer this year. Now may be your best window before spring demand pushes prices higher.
